Your qualifications and licensing?
Texas authorizes real estate brokers, and I have been one for years. My license is 0573534. Texas' highest license, the Broker's License, requires the most education and experience.
What is your service fee?
Clients get my services for free. When you use me as your Referral Source, the apartments pay me a commission. I may charge you if you list another party or fail to list me.
Is money your motivation?
Not really. I retired from a major computer corporation and know databases and technology well. I like assisting people. Just that simple.
Your hours?
You can contact 24x7 Apartment Find anytime. I work Monday through Friday from 9 to 6 PM CT and Saturday from 10 to Noon. I can take calls any night, but please email me beforehand. I'm usually free Sunday afternoon around 2 pm but contact or text me in an emergency.
How do I reach you?

Does anyone else in Texas do what you do?
I don't know of another Real Estate Broker, with 14 years of experience, that offers this service.

Why must I follow your method?
I created it for efficiency and cost reduction. Instead of applying at multiple properties, give you your top two.
Are all these apartments great?
They are, but they may not satisfy your criteria. A person may prefer more security alternatives. Usually, a visit is needed. Because they work from home, I've had people choose high-speed Internet via Fiber and Parcel Lockers to safeguard UPS/Amazon boxes rather than cost.
When do I visit the complex?
It may take 24-48 hours. Acceptance may take 2–3 days. Plan 5 days.
Do you say my name when calling apartments to check whether they'll take me?
Your name and no other details are in my Referral Email. I can send them your first two initials instead of your first name.
Why must I drive by the property before calling?
If you live in the area, I advise it. If not, and you want images and video tours, I can send them. Many people choose based on the videos or photos.
Do I risk losing application fees?
If you or a member of your family has an apartment debt or a criminal situation, it is possible – you must let me know that. If not, only income and credit can cause that. I can work around any concerns if you notify me in the NOTE TO FINDER FIELD.
Why do you use john@24x7AptFind.com as your email address?
It is the name of my company. My websites are TxAptFind.com and AptFindSolutions.com and AptFindCriminalIssues.com. Websites target distinct niches.
Will I have to rent under someone else's name?
Never.
Can I rent under my spouse's name?
Everyone over 18 must be on the Texas lease. If your adult son or daughter lives with you and has Rental History or Criminal Issues, let me know.
Can I utilize occupant status?
Some spouses of soldiers use that when they deploy, but it's not common.
Do you actually do this for free and send me a rebate, John?
Some individuals will list me and call me back, but I have had more people list me since I have offered a Rebate. I know it takes effort to Email me or Text me once you have the unit – I need the complex, unit number, and move-in date.
You get a Zelle for FREE CASH when the apartment pays me. I honor our agreement this way.
